About Us


We leverage our real estate expertise and collaborate with exceptional operating partners to invest on a deal-by-deal basis. This partnership combines our evaluation and underwriting skills with the sponsor’s leasing and management expertise to ensure successful outcomes.


Since its founding in 2005, excluding development and non-retail core assets, Sandmar properties has acquired with its partners more than 4,180,000 square feet of retail shopping centers. In addition to its legacy assets, the current portfolio consists of approximately 23 properties totaling just over 2,750,000 square feet of space.

What We Do

Our goal is to provide above market returns on a risk adjusted basis for our investors.

A typical deal structure includes an 8% preference and return of equity prior to the sponsor’s participation.

    Steve Garchik

    Co-Managing Member

    Stephen Garchik boasts over 40 years of experience as a real estate developer and owner, serving as co-Managing partner.

      Steve has successfully developed more than 10 million square feet of diverse real estate projects, including retail spaces, office spaces, residential properties, self-storage facilities, and industrial projects. His retail portfolio includes projects developing stores for K-mart, Costco, Builders Square, Martin’s Grocery, drugstores, and grocery anchored shopping centers. Steve actively contributes to various non-profit institutions through his board memberships. He holds a Bachelor of Science and an M.B.A. degree from the Wharton School at the University of Pennsylvania.

    Ron Strawn

    Co-Managing Member

    ​Ron Strawn is a co-founding and co-managing member of Sandmar Properties, LLC. With more than 35 years of experience in the commercial real estate industry.

      Ron is actively involved with every aspect of the business and is responsible for the day-to-day operations of the company. Since its founding in 2005, excluding development and non-retail core assets, Sandmar properties has acquired with its partners more than 4,180,000 square feet of retail shopping centers.  In addition to its legacy assets, the current portfolio consists of approximately 23 properties totaling just over 2,750,000 square feet of space.  Prior to co-founding Sandmar Properties, Mr. Strawn was a successful commercial real estate broker and private investor.  Mr. Strawn received his B.S. in Political Science from Radford University where he remains active with the Radford University Foundation and Real Estate Board.

    VP of Operations

    Pat Vagonis is an experienced commercial real estate management professional who has worked in all aspects of real estate for over 30 years.

      Pat collaborates with investors, principals, and legal and financial teams to facilitate investment management and partner relationships. As well as externally focused, internally she administers all operational aspects of the company. She also has a hearty background in Property management and Leasing. Prior to joining Sandmar Properties, LLC in 2010, Pat graduated with a B.S. in Computer Science from the University of Maryland and provided consulting expertise for large DC Corporations while simultaneously investing in and managing personally/family-owned commercial office and retail real estate.

    Lead Accountant

    Ashley Robinson is a Doctoral candidate in Business with a specialization in Human Resources. She also holds two Master's degrees—one in Business Administration and the other in Accounting.
